SYMPTOMS
Signs you need a roof replacement
Some roofs can be repaired. Others have reached the point where continued patching costs more than replacing. Here is how to tell the difference.
- Roof is over 20 years old and showing widespread wear
- Multiple leaks in different areas of the roof
- Sagging or uneven sections visible from the ground
- Tiles, shingles, or foam coating failing across the entire surface
- Underlayment is exposed or deteriorated
- Previous repairs keep failing within a year
- Energy bills have increased noticeably over the past few seasons
- Visible mold, rot, or water damage in the attic or deck
If any of these sound familiar, We can usually diagnose in one visit.

REPLACEMENT OPTIONS
Roof replacement services we offer in the Coachella Valley
1: Tile Roof Replacement Full tear-off and re-installation of concrete or clay tile systems. Includes new underlayment, battens, and flashing. Tile roofs in the valley can last 50+ years when installed correctly.
2: Foam Roof Replacement Old foam removed and a new spray polyurethane foam system applied with elastomeric topcoat. Seamless coverage, strong insulation, and energy savings on flat and low-slope structures.
3: Shingle Roof Replacement Architectural or dimensional asphalt shingles installed over new synthetic underlayment. We select products rated for high UV exposure and thermal cycling.
4: Metal Roof Installation Standing seam or corrugated metal panels installed for long-term durability. Metal reflects solar heat efficiently and can last 40 to 70 years with minimal maintenance.
5: Flat Roof Replacement Modified bitumen, TPO, or foam systems installed on low-slope and flat structures. Proper slope and drainage built into the system to prevent ponding.
6: Torch Down Replacement Modified bitumen torch-applied roofing for flat and low-slope roofs. Waterproof, flexible, and well suited to the temperature swings in the Coachella Valley.
7: Storm Damage Replacement Full roof replacement after storm damage, including insurance documentation, adjuster coordination, and debris removal.
8: Re-Roof (Overlay) In cases where code allows and the existing roof is in acceptable condition, we can overlay new material without full tear-off. We will tell you honestly if this option is right for your situation.

FAQ
Common questions about roof repair
Cost depends on roof size, material, and the condition of the deck underneath. A standard single-story home with a straightforward layout will cost less than a multi-level home with dormers and skylights. We provide a free written estimate with a line-item breakdown so you know exactly what you are paying for.
Most residential roof replacements take two to five days depending on size, material, and weather. Tile roofs generally take longer than shingle or foam. We give you a clear schedule before starting.
If your roof is under 15 years old and the damage is isolated, repair is usually the right call. If you are dealing with widespread wear, recurring leaks, or a roof past 20 years, replacement is typically the better long-term investment. We will give you an honest recommendation during the inspection.

We tarp and seal exposed sections at the end of each work day. If unexpected weather moves in, we protect your home before stopping work.
We tear off the old system, inspect and repair the deck, and haul away all debris. The jobsite is cleaned daily and swept for nails and fasteners before we leave.
If you are seeing widespread cracking, curling, or coating failure across most of the roof surface, or if your roofer keeps patching the same areas, it is time to evaluate replacement. Call us for a free inspection and we will give you an honest assessment.
